Ask Ron — quick answers on commercial sales, events, and training. Hard pricing or custom sales questions get a personal follow-up.
What’s the #1 mindset shift for landing commercial accounts?
Stop selling washing and start selling solutions. Property managers buy fewer headaches, safer walkways and a building that looks cared for. Show up, listen more than you talk, and follow up until they tell you no.
How do I get my foot in the door with property managers?
Pick one niche, walk the property before you call, and bring photos of what you saw. A specific problem with a specific fix beats a generic flyer every time.
What is the Phoenix parking-garage class?
It’s a hands-on day in a real garage: setup, flat surface cleaning, water reclaim, safety and how to bid the job. Dates come and go, so text me for the next one.
Will you be at the National Cleaning Expo or similar events?
Usually, yes. I teach and hang around the booths at expos like the National Cleaning Expo. Come say hi and bring your questions about commercial work.
What’s covered in the Charlotte sales training?
Prospecting, walking a property, building the proposal, pricing with confidence and closing. You leave with a game plan, not just notes.
How important are testimonials and social proof?
Huge. Ask every happy client for a review and a before/after photo. One letter from a property manager opens more doors than any ad you’ll buy.
How important are demos?
Crucial. A demo shows where the property sits right now — even when someone’s already cleaning it — without trashing the current provider. It also proves the level of clean you can deliver and sets the expectation for how the property should look when you’re done. That’s why I push demos hard.
Which vendors and equipment do you recommend?
Buy from vendors who answer the phone when something breaks. I’ll share who I trust, but your local supply house relationship matters more than any brand name.
Can you help with pricing or a custom sales question?
I can help with recurring pricing. I can’t help much with initial cleans — those hang on your production rate, meaning how fast you clean. Being more efficient doesn’t mean you bid cheaper; it means you make more money on the same job.
How do I reach you for real help?
Text me at (480) 522-5227. Tell me your name, your market, and what you’re stuck on, and I’ll get back to you.
